Captiva Civic Association St. Patrick’s Day 2026: A Joyous Celebration of Community

The Captiva Civic Association St. Patrick’s Day 2026 celebration recently transformed the Captiva Civic Center into a sea of green. On March 11, the association hosted its penultimate “Porch & Patio” event of the season, the Pot-O-Luck Porch & Patio. This cherished island tradition brought neighbors together for an evening of festive music, shared culinary favorites, and the undeniable spirit of Irish luck.

As your local experts at the LeAne SUAREZ Group, we recognize that events hosted by the CCA are the social glue of the island. These gatherings offer a glimpse into the sophisticated yet friendly culture that defines Captiva, where luxury living meets small-town community warmth.

Event Highlights: A “Pot-O-Luck” Tradition

The Captiva Civic Association St. Patrick’s Day 2026 event was a nostalgic “throwback” to the original Porch & Patio format, emphasizing community contribution and shared experiences.

  • The Potluck Spirit: Attendees honored the theme by bringing their favorite Irish-inspired dishes to share, creating a diverse and delicious community buffet.

  • Lively Entertainment: The evening was soundtracked by joyful Irish music blended with popular tunes, keeping the energy high as guests mingled on the patio.

  • Flamboyant Fashion: In true Captiva style, the “festive attire” request resulted in a sea of green, with residents showcasing their most creative St. Patrick’s Day outfits.

  • Island Hospitality: To complement the potluck dishes, the CCA provided complimentary wine, beer, and cocktails, thanks to the generous sponsorship of R.L.R. Investments and Karen Bell and the Bell Team.

Why the CCA Porch & Patio Series Matters

At the LeAne SUAREZ Group, we often tell our clients that when you buy property on Captiva, you aren’t just buying a home; you are joining a family. The Captiva Civic Association St. Patrick’s Day 2026 event is a prime example of why this island is so special.

Director Lauren McCraney accurately described the series as a “friendraiser,” where the goal is simply to “eat, drink, and be merry.” For those looking to invest in Captiva real estate, seeing this level of community engagement is a strong indicator of a healthy, connected, and desirable neighborhood.

What’s Next for the CCA?

As we approach the end of the seasonal series, there is still one more Porch & Patio event on the horizon. If you missed the St. Patrick’s Day fun, we highly recommend staying tuned to the CCA calendar to catch the season finale.

John R. Wood Punta Gorda Acquisition: Strengthening the Luxury Corridor

The Southwest Florida luxury real estate map has officially expanded. On February 27, 2026, Naples-based John R. Wood Christie’s International Real Estate finalized the acquisition of Walker Realty Group, a boutique brokerage with deep roots in Punta Gorda. This strategic move, announced on March 11, marks the firm’s first official brick-and-mortar entry into Charlotte County, extending its formidable reach north of Lee and Collier counties.

This acquisition signals a major industry shift, as Punta Gorda continues to evolve into a premier luxury destination. The arrival of the Christie’s International network brings a new level of global prestige and marketing power to the Charlotte County market.

The Details of the Deal

While financial terms remain undisclosed, the John R. Wood Punta Gorda acquisition is built on a foundation of local expertise and global resources.

  • Leadership & Continuity: Leanne Walker, founder of Walker Realty Group, will remain with the firm along with her team of 10 agents. Veteran Charlotte County broker Roger Morris has been tapped to lead the new office.

  • Prime Location: The brokerage will continue to operate from its strategic base at 110 Sullivan Street, in the heart of historic Punta Gorda.

  • Strategic Growth: This expansion aligns with John R. Wood’s goal of strategic growth across the Southwest Florida corridor, leveraging a brand that closed over $4.1 billion in sales in 2025.

Why the Charlotte County Expansion Matters

Historically, John R. Wood has dominated the Lee and Collier markets with 20 offices and over 900 agents. By acquiring an established Punta Gorda firm, they are bridging the gap between the ultra-luxury markets of Naples and the burgeoning waterfront opportunities in Punta Gorda and Port Charlotte.

For buyers and sellers in the region, the John R. Wood Punta Gorda acquisition means:

  • Enhanced Visibility: Punta Gorda listings will now benefit from the international marketing power of the Christie’s network, reaching a global audience of high-net-worth individuals.

  • Market Synergy: The merger facilitates a seamless connection for buyers moving north from Naples or Bonita Springs who are seeking the unique waterfront lifestyles Charlotte County offers.

  • Institutional Stability: The move reinforces Punta Gorda’s standing as a “safe haven” for luxury capital investment and long-term property value growth.

Market Outlook

The acquisition of a family-owned, multibillion-dollar firm (founded in 1958) into a new county confirms that Southwest Florida’s trajectory remains incredibly strong. As “wealth migration” continues to flow northward, the presence of a global luxury brand provides the infrastructure necessary to support sophisticated, high-stakes transactions.

Industry Note: The entry of Christie’s International Real Estate into Punta Gorda is a clear signal that the local luxury market is ready for its next chapter of high-end development and global recognition.

Cape Coral Yacht Club Rebuild 2026: Navigating the Path to a New Waterfront Landmark

The future of Cape Coral’s most iconic recreational site took center stage during a March 11, 2026, City Council workshop. Officials are currently weighing the financial and logistical complexities of a proposed Cape Coral Yacht Club rebuild 2026 that is estimated to cost $225 million or more. The project, which has grown significantly in scope since the original 1962 structure was demolished due to Hurricane Ian, aims to transform Yacht Club Community Park into a world-class resort-style hub.

The Vision: A Resort-Style Community Anchor

The proposed design for the Cape Coral Yacht Club rebuild 2026 includes a comprehensive suite of luxury and functional amenities designed to meet the needs of a growing population:

  • Expanded Marina: A modernized facility with increased slip capacity and improved deep-water access.

  • Resort-Style Pool & Club: High-end architectural designs featuring a multi-story clubhouse and recreational water features.

  • Infrastructure Improvements: A new parking garage, enhanced seawalls, and a revamped boat ramp system.

The Financing Debate: “Eating the Elephant a Bite at a Time”

With a price tag that could result in roughly $14.2 million in annual debt service, the City Council is exploring several strategies to mitigate the burden on taxpayers.

Proposed Funding Strategies:

  1. Phased Construction: Several council members, including Joe Kilraine, have advocated for breaking the project into manageable phases extending through 2030. This would allow the city to complete essential marine work first while staggering the costs of the more aesthetic clubhouse elements.

  2. Public-Private Partnerships (P3): Council member Rachel Kaduk suggested that the city could fund core infrastructure while seeking a private-sector developer to manage and fund the broader redevelopment.

  3. Voter Referendum: There is ongoing discussion regarding a potential ballot measure to allow Cape Coral residents to determine the acceptable threshold for debt and property tax impact.

Current Progress and Infrastructure Status

While the “above-ground” vision remains under debate, significant progress has already been made on the site’s essential marine components. Approximately $22.8 million has already been approved for preliminary work, which includes:

  • New Seawall Construction: Vital for protecting the park from future surge events.

  • Dredging and Boat Ramp Upgrades: Ensuring the facility remains the premier launch point for access to the Gulf.

Local Expert Note: Mayor John Gunter has signaled that “the rubber’s got to meet the road” regarding a funding plan. We expect a finalized financing timeline to be presented by the City Manager by mid-April 2026. For homeowners in the area, this timeline is critical for long-term equity planning.

Project Updates at a Glance

  • Total Estimated Cost: $197M – $225M.

  • Marine Work Completion: Expected late 2026.

  • Main Facility Opening: Phased targets through 2030.

Naples Development: The Halcyon Residences & Marina Transforms East Naples

Naples development is currently undergoing a sophisticated transformation that is effectively reshaping the gateway to the city. One of the most significant projects anchoring this evolution is The Halcyon Residences & Marina, a high-end destination that perfectly illustrates the rapid redevelopment spreading from the Gordon River bridge eastward along Davis Boulevard. This project is more than just a residential addition; it is a catalyst for the “Halcyon days” of East Naples, turning a formerly commercial stretch of unincorporated Collier County into a premier residential and maritime hub.

The Strategic Expansion of Naples Development on Davis Boulevard

The landscape of Naples development has historically focused on the coastal corridors of the West Trail, but the tide is shifting. The Halcyon, located at 2015 Davis Blvd., occupies a strategic 8.25-acre site that bridges the gap between land and water. This $250 million venture is set to redesign a commercial area once occupied by local mainstays like Brookside Marina, West Marine, and Castaways Backwater Cafe.

By replacing these older structures with a superb landmark, the development team—a collaboration between Henley US and Gillette Development—is signaling that the Davis Boulevard corridor is the next frontier for luxury. The project follows the momentum established by Metropolitan Naples, which first planted the residential flag in this area. With The Halcyon being the second major residential project in this specific zone, it benefits from a “water-first” advantage, offering 120 private boat slips that provide direct access to the Gulf via the Gordon River and Naples Bay.

Luxury Living Defined by Modern Naples Development

As Naples development trends toward more “estate-scale” living within a condominium format, The Halcyon stands out for its gracious floor plans. The project features two main six-story buildings housing 66 units that range from 2,190 square feet to over 3,375 square feet. These are not typical condos; they are designed to feel like single-family homes, catering to boat owners from Royal Harbor or Marco Island who wish to downsize their maintenance without sacrificing their space or their vessel’s proximity.

Pricing for these residences starts just under $3 million and exceeds $7 million for the penthouses. The high demand is already evident; within two weeks of launching their immersive sales gallery at 1933 Davis Blvd., the team secured several early sales, including a penthouse for nearly $7 million. This early adoption proves that the market’s “youthful vitality” is seeking out high-tech, high-amenity lifestyles that traditional coastal properties may lack.

Wellness and Maritime Amenities in Naples Development

A core principle of successful Naples development in the current market is the integration of world-class wellness facilities. The Halcyon features a three-story, freestanding clubhouse that serves as a wellness sanctuary. This facility is planned to include:

  • Advanced Fitness & Recovery: Men’s and women’s spas, massage rooms, and dedicated zones for Pilates and yoga.

  • Social Hubs: A Captain’s Club with a speakeasy, a game room, a golf simulator, and a resort-style infinity-edge pool overlooking the marina.

  • Active Recreation: Pickleball and padel courts located atop the porte-cochere at the entrance.

Security and privacy are also paramount. Every home features a private elevator entrance, 24-hour doorman services, and a concierge to assist with the maritime lifestyle. Because the site is located within a flood zone, the first residential floor is intentionally elevated to 16 feet, with secure garage parking (two spaces per home) situated underneath.

The Future Timeline for East Naples Growth

This specific Naples development is slated to break ground in the first quarter of 2027, with a projected two-year construction timeline. As more projects like the JW Marriott on the East Trail and the redevelopment of the Bayshore Gateway Triangle continue to move forward, the East Naples area is quickly becoming the most talked-about sub-market in the region.

8-Story Dual-Brand Hotel Advances on Goodlette-Frank Road

Naples Development continues to reach new heights in 2026, as evidenced by the recent unanimous approval of a sophisticated eight-story hospitality project. The Naples Planning Advisory Board (PAB) has officially cleared the way for a 290-room dual-brand luxury hotel, signaling a robust expansion of the city’s commercial and tourism infrastructure. This project, situated on 4.45 acres at 870 Goodlette-Frank Road, is a cornerstone of the evolving Naples development landscape, promising to bring high-end accommodations to the heart of the city.

The Strategic Vision for Naples Development

Located within The Commons Professional Park, this hotel project is being spearheaded by AAM Naples Hotel Owner LLC. While the specific luxury brands are still under final negotiation, the development team has confirmed they are working toward a dual-brand partnership with industry leaders Hilton and Marriott. This approach is a common trend in modern Naples development, allowing a single property to cater to diverse traveler needs from extended-stay guests to luxury weekenders within one architectural footprint.

The 188,039-square-foot structure will sit atop two stories of integrated parking, providing 290 spaces to ensure a one-to-one ratio of guest rooms to parking. By utilizing a vertical design, the project maximizes the 4.45-acre site while leaving ample room for the professional office spaces that already define The Commons.

Overcoming Challenges in Urban Naples Development

One of the most discussed aspects of this Naples development is its height. At 94 feet tall, the building stands significantly higher than the city’s standard 42-foot limit. However, the property holds vested rights dating back to a 1980 agreement and a 1989 annexation. These unique legal protections allow this specific project to exceed traditional density and height restrictions, providing a rare opportunity for large-scale hospitality growth within the city limits.

To address concerns from the neighboring Lake Park community, the developers at MHK Architecture and AJS Realty Group have made significant concessions. By removing a planned rooftop restaurant and sunset terrace, the team has prioritized the privacy and quietude of nearby residents. This collaborative approach is a hallmark of successful Naples development, ensuring that new growth respects the character of established neighborhoods.

Luxury Amenities and Environmental Design

The hotel’s layout is designed to offer an immersive, high-end experience. The third floor serves as the heart of the building, featuring:

  • An expansive lobby and business center.

  • A state-of-the-art fitness center and conference facilities.

  • A guests-only outdoor restaurant and a raised pool deck.

  • Lush landscaping featuring flowering verawood, royal palms, and clusia hedges.

Landscape architect Christian Andrea has ensured that this Naples development remains “green” by preserving mature mahogany and oak trees already on the site. A new linear park will connect the property to the surrounding streetscape, providing a scenic walkway for both guests and local residents. To mitigate traffic noise from Goodlette-Frank Road, the design incorporates water features that provide “white noise,” creating a serene oasis in the middle of a bustling professional corridor.

Looking Ahead at the Naples Development Timeline

The project now heads to the Naples City Council for a final public hearing on April 15. Following that, final approvals from the Design Review Board (DRB) will be required before construction permits can be issued. As Naples development projects of this scale continue to gain traction, they play a vital role in maintaining the economic vitality of Southwest Florida.

Naples Pier Reconstruction 2026: A New Era of Coastal Resilience

On March 4, 2026, the Naples City Council reached a unanimous milestone, officially approving the final design for the Naples Pier reconstruction 2026. This $26.3 million project represents the seventh reconstruction of the 137-year-old historic pier at the west end of 12th Avenue South. Engineered to be stronger, higher, and more resilient than ever before, the new pier is a testament to our city’s commitment to recovery following the catastrophic impacts of Hurricane Ian.

As your local experts at the LeAne SUAREZ Group, we understand that the Naples Pier is more than just a structure—it is the heart of our beachfront community. The finalized plans prioritize both public safety and environmental connection, ensuring this landmark remains a cornerstone of the Naples lifestyle for generations to come.

Innovative Features and Land-Side Enhancements

The third iteration of the design, crafted by the renowned MHK Architecture, introduces several modern amenities while streamlining land-side facilities:

  • Underwater Marine Camera: In an exciting move for nature enthusiasts, the pier will feature a dedicated underwater camera, allowing visitors to view local marine life in real-time from the structure.

  • Public Safety Hub: The new design includes dedicated private offices and restrooms for Naples Police and Beach Patrol, ensuring a constant and efficient professional presence at our busiest beach access point.

  • Streamlined Restrooms: The land-side facilities will be modernized, featuring air-conditioned, ADA-compliant restrooms. The north side will house the Beach Patrol office, while the south side will feature an added shade structure and community benches.

The Concession Compromise: Portable Over Permanent

One of the most significant shifts in the Naples Pier reconstruction 2026 plan is the move away from permanent food service. Following FEMA guidelines that prohibit permanent structures like the former Cosmos at the Pier from being built over water, the City Council has opted for a portable concession cart.

While permanent indoor dining was eliminated to reduce congestion and noise for nearby residents, the council agreed to install electrical power at the pier entrance to support a mobile cart. This “great compromise” will allow for the sale of water, ice cream, and soda without competing with the vibrant local businesses nearby on 5th Avenue South.

[Architectural rendering showing the new overhead layout of the land-side facilities and pier entrance]

Construction Progress and Environmental Stewardship

Demolition began in early January 2026 and is moving at a brisk pace. City Manager Gary Young recently provided several key updates on the timeline and environmental efforts:

  • Material Recycling: Approximately 30% to 40% of the old concrete has already been removed and is being recycled for highway materials.

  • Artificial Reef Creation: In a win for our local ecosystem, suitable concrete material is being transported to offshore sites to create new artificial reefs, with the first barge expected to deploy in mid-March.

  • Timeline: Total demolition and construction are expected to take approximately 18 months, with the project fully funded through a mix of FEMA grants ($11.4 million), state grants, and generous public donations.

Why the Pier Matters to Naples Real Estate

At the LeAne SUAREZ Group, we know that our public landmarks are major drivers of property desirability. A resilient, world-class pier reinforces Naples as a premier destination for luxury living. Whether you are a resident of Old Naples or visiting from Sanibel, the pier remains the ultimate spot for sunset views and community connection.
