Institutional Capital Moves In: Joint Venture Acquires Naples Bay Resort & Marina for $41.25 Million

A landmark destination at the gateway to downtown Naples has entered a new corporate era. Naples Bay Resort & Marina, a premier 16-acre waterfront property anchoring the local boating scene since 2008, has changed hands. In a series of back-to-back transactions finalized on June 30, a joint venture between Pyramid Global Hospitality and Western & Southern Financial Group purchased the resort assets for a combined $41.25 million, according to recorded Collier County deeds.

At the LeAneSuarezGroup, we view this high-profile acquisition as a clear indicator of the massive institutional demand driving the Southwest Florida luxury market. As barrier island land and high-end waterfront acreage become scarcer, major corporate players are aggressively deploying capital into prime coastal real estate—further solidifying the Naples area as a top-tier playground for global wealth.

The Scope: The $41.25 million acquisition includes 85 turnkey hotel keys, a 97-slip commercial marina along the Gordon River, the 31,000-square-foot Shoppes at Naples Bay retail center, the 450-member private Naples Bay Club, and on-site dining mainstays Blackbird Modern Asian and Nosh on Naples Bay.

The Logistics: Management Shifts & Regional Expansion

The sprawling luxury footprint at 1500 Fifth Ave. S. also features three resort pools, a lazy river, a full-service day spa, a 2,500-square-foot fitness center, a Topgolf Swing Suite, and six tennis courts. While the resort’s 108 standalone cottages and 30 condominium units maintain their private, individual titles, their day-to-day operations and master leasing programs transition completely under the management of Pyramid Global.

This move expands Pyramid’s growing regional footprint, coming right on the heels of their recent announcement to assume operations at the historic South Seas resort on Captiva Island.

                    REGIONAL CORRIDOR GROWTH INDEX

[ MARCO ISLAND ] ──► JW Marriott Marco Island acquired for a record $835M in May.
[ CITY OF NAPLES ] ──► Luxury positioning ahead of the new Four Seasons Resort arrival.
[ CORPORATE VIBE ] ──► Institutional capital locking down assets with high entry barriers.

Behind the Deal: The “Aspen of the Coast”

The sale marks the end of a two-decade chapter for local developer Fred Pezeshkan. His firm, Summit Management, originally acquired the property in 2003 for $19 million when the site was known as Boat Haven. Pezeshkan is shifting his full focus toward developing Metropolitan Naples, a luxury mixed-use high-rise community currently rising at the intersection of Fifth Avenue South and Davis Boulevard.

The transaction was brokered via a highly confidential, six-month marketing campaign managed by Miami-based hospitality brokerage Hunter Advisors to prevent operational disruption for the resort’s staff. Hunter Advisors representatives noted that a steady migration of wealthy buyers from the Midwest and California is fueling an influx of institutional capital, driving high-end renovations across the coast.

Broker Bobby Taylor summarized the current trajectory of the market: “I think of Naples almost like Aspen. Where movie stars or personalities look for a place to go in Aspen, it’s the titans of business who come to Naples or Palm Beach.” Pyramid Global plans to integrate the resort into its upscale Benchmark Resorts & Hotels collection, with extensive physical property renovations expected to follow shortly.
