A major construction milestone was celebrated last week on the barrier islands as the By the Sea Condominiums Sanibel 2026 redevelopment project officially reached its topping-out phase. Held on Wednesday, October 21, the ceremony marked the placement of the final structural element for the $22 million coastal-resilient condominium complex located at 2611 W. Gulf Drive. The event brought together city officials, business leaders, and elated members of the condominium association to witness a powerful symbol of the island’s ongoing recovery and modernized real estate landscape.
Rising Above: The Design of By the Sea Condominiums Sanibel 2026
The luxurious, 18-unit beachfront redevelopment is a testament to the future of coastal architecture along the Gulf. Built entirely from the ground up, the new By the Sea Condominiums Sanibel 2026 complex is comprised of three identical buildings, each boasting 19,477 square feet of space and rising to a height of 45 feet.
To meet the island’s stringent, updated coastal building standards and significantly reduce exposure to future storm surges, the primary living spaces are now elevated approximately 14 feet above grade. This smart architectural design rests over a spacious ground-level parking and storage area. The new property will feature covered resident parking, dedicated exterior visitor parking, a centrally located community pool, and a brand-new walkover providing direct, private access from the pool area to the white-sand beaches.
Overcoming the FEMA 50% Rule
The journey to this topping-out ceremony was not without its hurdles. When Hurricane Ian made landfall in September 2022, hurricane-force winds battered the West Gulf Drive site for roughly eight hours, tearing the roofs from two of the three original structures that had stood on the property since 1983.
Initially, the association attempted to repair the structures. However, a previous contractor’s extensive demolition—removing the roof, interior spaces, and windows—pushed the buildings past the point of return. Because the original structures sat below the modern floodplain, this level of demolition triggered FEMA’s strict 50% rule. This regulation requires that non-compliant structures be completely brought up to current floodplain standards if repair costs exceed half of the building’s depreciated value.
Benchmark General Contractors President Brad Nickel explained the pivot: “When they did all of that demolition, it didn’t allow enough money to be able to go back to rebuild these buildings, or renovate these buildings. We had to work with the clients and kind of explain to them the predicament that they were in and the ultimate choice — they had to come down and be rebuilt.”
Ahead of Schedule: Sanibel’s Continued Recovery
By partnering with Benchmark General Contractors, the association has seen phenomenal progress since the foundations were poured in April. Jim Briggs, a By the Sea board member and resident, praised the efficiency, cleanliness, and speed of the active job site, noting how rewarding it is for residents to finally see their future homes taking shape.
Incredibly, the project is currently tracking three to four months ahead of schedule and remains under budget. Nickel attributes this rapid pace to Benchmark’s self-performing model, which allows the firm to tightly control the critical path of the structure and the quality of the materials being installed. Construction is now expected to be fully completed by March 2027.
This rapid redevelopment is a massive win for the local economy and the Sanibel Island condo real estate market. During the ceremony, Sanibel Mayor Mike Miller noted the broader context of this achievement just weeks after the fourth anniversary of Hurricane Ian.
“On Sanibel, about 45% of our 4,900 structures received major damage, and almost every building had some damage,” Mayor Miller shared. “We estimate about 75% of our accommodations available for short-term occupancy are back online, and we’re making progress every day.”
As more modernized, resilient properties like By the Sea come online, property values and tourism accommodations will continue to strengthen. For more updates on municipal milestones and building codes, you can visit the City of Sanibel official portal.
