A Classic Reimagined: Beachview Villas Opens Its Doors on West Gulf Drive

Sanibel Island’s hospitality landscape has reached a celebratory milestone as a long-standing piece of the island’s history officially reopens its doors. Beachview Villas welcomed its very first overnight guests over the Memorial Day weekend, marking a major turning point for the iconic beachfront property [1.1.4].

Owned and operated by the hospitality team at Sanibel Captiva Beach Resorts (SCBR), the luxury enclave sits directly on the footprint of the former Beachview Cottages, which was destroyed by Hurricane Ian in 2022 [1.1.4]. Reimagined from the ground up as a modern, high-end sanctuary, the property is designed to emphasize peace, privacy, and an elevated, residence-style coastal stay [1.1.3, 1.1.4].

At the LeAneSuarezGroup, we view this opening as a major success for our local luxury lodging market. Having a beautifully resilient, brand-new beachfront resort option along our prestigious West Gulf corridor immediately increases the neighborhood’s prestige and bolsters long-term property demand for the entire island.

“Beachview has long been part of Sanibel’s story. Welcoming our first guests was an incredible milestone. It reflects the progress we’ve made and our commitment to bringing this special place back in a way that respects both its history and the island.” — Tony Lapi, SCBR President [1.1.4]

Inside the Enclave: Smart, Multi-Tiered Layouts

Constructed by the elite commercial builders at Stevens Construction, the new layout features 22 modern Gulf-view rooms [1.1.4, 1.1.5]. The property provides an array of flexible, residence-style layouts carefully designed to satisfy couples, solo travelers, and large families alike [1.1.1, 1.1.3]:

  • Junior Suites (10 Units): Polished, 350-square-foot retreats designed for couples, complete with custom king beds, open-air outdoor dining spaces, and solar window treatments [1.1.3, 1.1.4].

  • One-Bedroom Villas (11 Units): Spacious, 600-square-foot layouts providing distinct living and dining zones, stone-top tables, kitchen efficiencies, and queen sleeper sofas [1.1.3, 1.1.4].

  • The Junonia Grand Suite (1 Unit): An expansive, multi-level 2,100-square-foot deluxe villa featuring four bedrooms, four bathrooms, multiple separate living spaces, private balconies, and a full chef’s kitchen with bar seating [1.1.3, 1.1.4].

                     ACCOMMODATION ARRAY AT-A-GLANCE

[ JUNIOR SUITES ] ──► 10 Units | 350 Sq. Ft. (Polished retreats for two)
  [ 1-BEDROOM VILLAS ] ──► 11 Units | 600 Sq. Ft. (Separate living & kitchen space)
  [ JUNONIA GRAND SUITE ]──► 1 Enclave | 2,100 Sq. Ft. (4-Bed / 4-Bath ultimate luxury layout)

Engineered for Resilience & Sustainable Savings

The collaboration behind the build was exceptionally deep, drawing on the talents of Bowman, Southview Studios, and Wegman Design Group [1.1.4]. Prior to laying the foundation in late 2024, Stevens Construction spent seven months collaborating with SCBR to optimize the design, identifying $600,000 in preconstruction cost-saving solutions to keep the project strictly on time and on budget [1.1.4, 1.1.5].

Crucially, the new structures are built to outlast future storms while keeping local preservation standards at the forefront [1.1.5]:

                     STRUCTURAL ENGINEERING INSIGHTS

[ REINFORCED PILINGS ] ──► Supported by 275 deep underground structural integrity pilings.
[ ELEVATED LIVING ] ──► Finished floors sit at 20 feet, far exceeding the 9-foot base flood mark.
[ TURTLE-SAFE GLAZING ]──► Window glass and FWC-approved amber exterior lights protect sea turtles.
[ ECO-GEOTHERMAL ] ──► Geothermal HVAC systems power both the rooms and the resort pool.

Beyond the private villas, guests can take advantage of premium community amenities, including a resort-style pool, a private events lawn, complimentary beach cruiser bicycles, and a direct wooden boardwalk straight to the white sands [1.1.3, 1.1.4].

To book a late-summer getaway or browse available floor plans, visit the Official Beachview Villas Reservation Site [1.1.4]. Stop by 3325 West Gulf Drive to check out the gorgeous new grounds and welcome a classic piece of Sanibel history back to the shoreline [1.1.4]!
