New Residential Footprint: Timbers Captiva Club & Residences Announced for South Seas Resort

A new multi-million dollar residential project is planned for Lee County’s Captiva Island. The Timbers Captiva Club & Residences represents the first new residential offering introduced within the South Seas resort gates in more than 30 years. This development highlights the ongoing commercial interest in Southwest Florida’s tightly constrained barrier island markets, where developable land remains scarce.

The project emerges during a period of shifting land-use regulations. Following the impacts of Hurricane Ian in 2022, the Lee County Commission updated local building codes to allow for new construction standards. While these updated frameworks are designed by officials to better withstand storm surge, the development-friendly policy shifts have generated mixed feelings and ongoing discussions among residents regarding the long-term scale and character of the island.

The Properties: Scope, Pricing, and Ownership Models

The private residential enclave will encompass a 12-acre parcel within the larger 330-acre South Seas resort footprint. Plans call for a total of 84 high-end homes configured in three- and four-bedroom layouts, ranging from 2,286 to 3,693 square feet of living space.

To accommodate varying real estate preferences, the developers are utilizing two distinct purchase pathways:

  • Whole Ownership: Traditional full-title purchases are priced from just under $5 million up to $9.2 million.

  • Fractional Deeded Ownership: The project introduces a layered access model by offering deeded one-sixth fractional interests starting at approximately $850,000. While fractional models have become relatively uncommon in the immediate area in recent years, this setup provides a lower capital entry point for seasonal use.

Resort Amenities and Timeline

The project aims to integrate private residential spaces with shared resort-scale amenities. According to the development plans, residents and fractional members will have access to beachfront swimming pools, dedicated concierge services, and deep-water marina facilities. This structure reflects a broader modern trend where developers leverage institutional experiences and high-end amenities to draw investment to legacy coastal destinations.

Project Timeline

  • Groundbreaking: Sitework and vertical construction are formally scheduled to begin early next year.

  • Zoning Context: To comply with current building codes and existing regulatory frameworks, the scope of the project was adjusted from initial higher-density concepts that sought additional hotel rooms.
